Electrical Compliance Services in West London

An EICR, or Electrical Installation Condition Report, is a detailed assessment of the safety and condition of a property's electrical installation, conducted by a qualified electrician. Since June 2020, EICRs have been a legal requirement for all private rental properties in England, with renewals needed every five years or at each change of tenancy.


What our inspection covers:


- Full visual inspection of the consumer unit (fuse board) and all accessible wiring

- Testing of all circuits for continuity, insulation resistance, and earth fault loop impedance

- Inspection of earthing and bonding arrangements

- Testing of RCDs, RCBOs, and circuit breakers

- Identification and coding of any observed defects or deviations from current standards

Legal requirement — at a glance:


- Private rental (residential): Required every 5 years or change of tenancy

Fire Alarm Inspection & Testing

A fire alarm system is a legal requirement for commercial premises and HMOs, and it is strongly recommended for all private rental properties. We design, install, commission, and maintain fire alarm systems to BS 5839 standards — ensuring your building's fire detection performs reliably when it matters most. Additionally, we offer commercial electrical inspection services to ensure compliance and safety. 


Residential properties:


Grade D systems: Mains-wired smoke alarms with battery backup, interlinked throughout the property.

Grade F systems: Battery-operated alarms for lower-risk single-room occupancies.

Carbon monoxide detection: Required in all rooms with fixed combustion appliances since October 2022.


Commercial and HMO premises:


L2 and L3 category systems: Detection in defined areas to protect escape routes and high-risk areas.

L1 category systems: Full property detection for highest-risk premises.

Addressable systems: Ideal for larger buildings requiring zone identification. We also conduct fire alarm inspections to ensure systems are operating correctly. Regular 6-monthly inspections and annual certification are required by BS 5839, along with electrical installation condition reports and emergency lighting testing to maintain overall safety.

Emergency Lighting Inspection & Testing

Emergency lighting is essential for ensuring that occupants can safely exit a building when normal lighting fails, whether due to a power cut, fire, or other emergencies. This system is a legal requirement in all commercial premises and communal areas of residential buildings, including HMOs and blocks of flats. To comply with regulations, it is crucial to integrate emergency lighting testing alongside your regular commercial electrical inspection processes.


What we provide:


- Design and installation of emergency lighting systems to BS 5266 standards.

- Maintained and non-maintained luminaires supplied and fitted.

- Exit signs and directional signage installed to compliance standards.

- Monthly function test record templates provided to building managers to assist with their electrical installation condition reports.

- Annual 3-hour duration test and full certification to ensure all systems are operational during emergencies.


Legal testing requirements:


- Monthly: Brief functional test to confirm all emergency lights illuminate when supply is interrupted.

- Annually: Full duration test to ensure all luminaires perform for their rated duration (typically 3 hours), which is also critical during fire alarm inspections.

Remedial & Upgrade Works

When an EICR (Electrical Installation Condition Report) identifies C1 (danger present) or C2 (potentially dangerous) issues, remedial work must be completed before a satisfactory certificate can be issued. A C1 issue must be made safe immediately, while a C2 issue must be addressed as soon as reasonably practicable. For our managed portfolio clients, we provide a fixed-price remedial quote within 24 hours of an EICR and prioritize scheduling to ensure properties remain compliant without unnecessary delays. Our approach to remedials includes fixed-price quotes with no hidden charges, allowing you to know the cost before any work begins. We strive to use the same engineer as the original inspection, wherever possible, to maintain continuity. All work is certified under Part P of the Building Regulations, and we also offer services like Emergency Lighting Testing and Fire Alarm Inspection. An updated EICR certificate is issued following completion, confirming that the installation is now satisfactory, thereby minimizing disruption.

Change of Tenancy Electrical Checks

The gap between tenancies is the ideal time to reset compliance, identify any damage caused by the outgoing tenant, and ensure the property is fully prepared for new occupants. We conduct a thorough safety check before handover, providing letting agents and landlords with complete confidence that the property is legally compliant and safe from the moment the new tenancy begins. Our change of tenancy check includes a comprehensive Commercial Electrical Inspection, full electrical safety check, and the renewal of Electrical Installation Condition Reports (EICR) if the current certificate has expired or is within six months of expiry. We also perform a Fire Alarm Inspection, including a function test and replacement of any faulty detectors. Additionally, we conduct a smoke and CO alarm test, positioning check, and replacement if necessary, along with Emergency Lighting Testing (where applicable). A written compliance summary is provided to the letting agent or landlord.
